• Redo gutter drainpipe runoff
• Add additional gutters (srlsy.)
• Repair/replace front porch
• Add rail to back porch stairs
• GRASS.  No more weeds.
• Dog run/fence the yard for critter(s) and kids alike!

Overall

• Replace electrical as needed
• Remove old knob-and-tube electrical
• Redo attic fan so it operates the correct direction (out, instead of in...really....)
• New windows (per code/safety standards)
• Repair leaks in roof
